Case Study - Full Roof Replacement in Bexley DA5

Project Overview
PSE Roofing was appointed to carry out a complete roof replacement at a residential property. The client required a full renewal of the existing roof covering, together with upgraded rainwater goods and roofline products, to improve both the long-term weatherproofing performance and the overall appearance of the property.
The project involved the complete removal of the existing roof covering and installation of a new roofing system incorporating modern breathable materials, upgraded roofline components, and a contemporary anthracite finish throughout.
Scope of Works
Erection of full perimeter scaffolding to all four elevations of the property to provide safe access for operatives and materials. Full strip and removal of the existing roof covering and associated waste materials. Installation of breathable roofing membrane across the entire roof area. Installation of new pressure-treated roofing battens. Installation of rafter roll insulation/ventilation at the eaves.
Challenges
Maintaining safe access to all roof elevations throughout the duration of the works. Ensuring the new roofing system achieved both effective weather protection and improved ventilation. Delivering a consistent anthracite finish across all roofing and roofline components to meet the client's design requirements. Completing the works with minimal disruption to the occupants while maintaining site safety and cleanliness.
Solution and Outcome
A complete new roofing system was installed using a breathable membrane and pressure treated battens to provide a durable and compliant roofing structure.
Rafter roll insulation/ventilation was incorporated at the eaves to assist airflow and help prevent condensation issues. The roof was finished with Redland plain tiles in Anthracite, creating a modern and uniform appearance.
New anthracite fascia and soffit boards with a wood-grain finish were installed together with matching anthracite square-line guttering, providing a coordinated and low-maintenance roofline solution. Bonnet hip tiles were fitted along the roof hips and finished using black cement to achieve the specific visual appearance requested by the client.
