Case Study - Full Roof Replacement & Box Gutter Renewal

Project Overview
Following reports of ongoing water ingress, Precision South East Ltd attended Heath Farm College to carry out a detailed inspection of the existing roofing system.
Defective box gutter contributing to leaks
Existing tiled roof with moss and deterioration
It was identified that the current tiled roof covering had been installed at an insufficient pitch, making it unsuitable for this type of system. As a result, the roof had failed and was allowing water to penetrate into the property. In addition, the existing box guttering was found to be defective and contributing to further leakage issues.
Scope of Works
Full strip of the existing roof covering, including tiles, battens, and underlay. Removal and disposal of all associated materials. Installation of new 18mm OSB roof decking.

Application of primer to all decking surfaces. Installation of a high-performance three-layer torch-on felt roofing system. Renewal and upgrade of the existing box guttering system. Re-lining of box gutters with durable aluminium lining. Installation of new guttering where required.
Challenges
Existing roof pitch unsuitable for tiled system. Active water ingress affecting internal areas. Failing box guttering system requiring full renewal. Requirement to safely carry out hot works within an occupied educational environment.
Completed torch-on felt roofing system
Finished waterproof roof, a long-term solution.
Solution
A felt roofing system was selected due to the low pitch. The roof was fully stripped and new structural decking installed. A three-layer torch-on system was applied providing a durable waterproof finish. The box guttering was upgraded with aluminium lining.
Outcome
Roof fully replaced, water ingress resolved, guttering renewed all with a 10-year guarantee.
